Fire Door Inspections, Servicing & Maintenance

Fire doors are important life-safety equipment. Regular professional inspection and maintenance helps ensure they perform as intended when it matters most.

WHY IT MATTERS

Annual Inspections & Servicing

Annual professional fire door inspections and servicing are a sensible baseline for many properties, subject to the building's fire risk assessment and any more frequent legal or operational requirements.

Over time, fire doors can develop faults through everyday use, wear, accidental damage or unauthorised alterations. A door that appears functional may no longer provide the fire resistance it was designed to deliver.

The work we undertake depends on the door's tested specification, its condition and the available supporting evidence.

Life-safety equipment

Fire doors are not ordinary doors. They are tested and certified to contain fire and smoke for a defined period, giving occupants time to escape.

Regular maintenance

Like any mechanical component, fire doors require periodic inspection and adjustment to remain effective.

Written findings

We provide written findings and recommendations following every inspection, giving you a clear record of the condition of your fire doors.

LEGAL REQUIREMENTS

Fire Safety (England) Regulations 2022

In England, buildings within the scope of Regulation 10 of the Fire Safety (England) Regulations 2022 require:

Communal Fire Doors

Checks of communal fire doors at least every three months.

Flat Entrance Fire Doors

Checks of flat entrance fire doors at least every 12 months, with best endeavours to carry them out.

Important: Annual servicing does not replace the more frequent checks required in applicable buildings. You should refer to your building's fire risk assessment and seek appropriate professional advice regarding your specific legal obligations.
